Party Wall Awards
The Party Wall etc. Act 1996 lays down the procedure and requirements arising when an owner of land proposes to undertaking building work that affects an adjoining owner. Dividing walls between terraced houses are obvious examples of party walls. However, the act can also apply where excavations and/or building works are undertaken up to 6 metres away.
The 1996 act is an enabling act ….. if the correct procedures are followed a builder can get on and build; whereas the neighbour has the protection of knowing that the works will be undertaken in accordance with approved plans and agreed method statements. A schedule of condition, taken prior to commencement, is also placed on record.
As an experienced party wall surveyor, I act for both builders and neighbours in seeking to agree Awards.
